Project types include construction work on post office buildings, courthouse, Navy Admiral & Officers housing, office buildings, offices of the White House, Vice President's House, U.S. Navy, Secret Service, General Services Administration, US Air Force, US Marshall Offices, etc. Executive background in business management, investments, and computer science. Contributed to multiple successful acquisitions by preparing detailed investment packages, assisting in investor pitch materials, and liaising with escrow agents and private lenders to close deals efficiently. After moving to California, completed construction courses and received Construction Blasting Certificate, construction safety classes, Construction Quarry Management Certifications, California Contractor’s License as well as CPR First Aid Certification. Not a typical construction management professional, rather, a detail-oriented, quality driven grading, and excavating manager who enjoys the satisfaction that comes with achieving challenging goals. Tackling a new construction grading project is a passion, not just another job. An individual focused on excellence with every component of the construction management process should support the core values of your brand and its mission should be apparent. When a project owner can see and experience those values while working with the individuals constructing his or her project, the ultimate result is profitability intertwined with achieving project goals and client expectations. Served as Principal and Owner of Prestige Custom Grading, a grading and excavating company. Responsibilities included overseeing all aspects of projects and company business. Thorough knowledge of the grading business enabled to formulate millions in projects by value grading and excavation project programs and delivering effective solutions based on each client’s unique needs. Prior to launching Prestige Custom Grading, positions of a Project Manager and Supervisor for large Union Engineering companies. Responsible for overseeing construction, grading for dams, highways, railways, and grading subdivision lot pads for residential houses and commercial buildings. Supervised several $100 million projects. Has directly managed all excavating, grading, wet and dry utility installation for residential master plan communities of 600+ homes.

Skilled in investment structuring, financial modeling, and capital strategy for large-scale commercial and infrastructure developments — including hospitality, office, retail, renewable, and conventional energy projects. Led cross-border transactions and managed multi-million-dollar funds, overseeing due diligence, capital deployment, and investor relations for institutional and private investors. Earlier career involved project finance transactions exceeding $2 billion across energy and infrastructure sectors in collaboration with global financial institutions. Provides strategic financial leadership, governance, and capital optimization to support Blue Sky Developer's growth and long-term value creation.

Earned Master’s degree in Business Law from the University of California, Northridge. With 36 years of experience, has worked on numerous single family/multi-family apartments, condos, office building developments throughout California, Washington, Arizona, & Texas. Involved in project feasibility studies, diligence, and agency requirements in new project acquisitions, as well as design management review on all renovation projects. Projects cost from $1.4 million to $6 million plus. Manages Project Consultants, Architectural/Structural/Civil Engineering & MEP plans & specifications review on all new construction projects. Manages communications and direct consultants per owner’s schedule for document design developments. Manages permits to occupancy Certificate to Tenant fit out with project costs from $350k to $53 million. Built new high-rise Casino and five Condo tower projects in Nevada and New York, K-12 new construction, new hospital tenant improvements, clean room laboratories, new restaurant/retail developments; with costs from $4.2 billion to $15.4 billion. Up to 60 plus floors above ground, with 5 story garage below ground level.
